Rocky View County is inviting residents, landowners, businesses, and industry stakeholders to share feedback on proposed updates to the County’s Land Use Bylaw.
The updates are part of the County’s Development Approvals Transformation Program, a multi-phase effort to make the approvals process clearer, more consistent, and easier to navigate. The program focuses on reducing timelines, better aligning requirements with the scale and complexity of a project, and increasing transparency for applicants and the public.
As part of this work, the County is reviewing how some routine, lower-impact types of development are classified and approved. One option under consideration is a new approval category, which would sit between exempt development and a full development permit review.
Currently, some types of development are exempt from a development permit if they meet the rules set out in the Land Use Bylaw. Others require a full development permit, which can include additional steps such as public notice, an appeal period, and longer review timelines.
The proposed new Development Permit would offer a more streamlined review for certain types of development that still require County oversight but may not need the full development permit process.
Under this approach, applications would still be reviewed to confirm they meet Land Use Bylaw requirements. However, some uses that currently require public notice would no longer require notification, and decisions would not be subject to appeal.
The online survey is open from May 6 to May 26, 2026 at engage.rockyview and asks for feedback on the proposed approach and example development types, including accessory dwelling units, manufactured dwellings, and show homes.
The County will also meet with community groups and a focus group of developers, planning consultants, and other industry representatives.
Feedback will be summarized in a public What We Heard report and used to help refine proposed amendments before they are brought forward to Council for consideration this summer.
