Building Permit Application Requirements and Submission Tips

As building season ramps up, Rocky View County is reminding residents, builders, designers, and development partners that complete building permit applications are essential to reducing delays and improving review timelines.

All building permit applications undergo a pre-screen review process before entering the formal review queue. During this stage, applications are reviewed against the applicable Building Permit Application Checklist to confirm all required documents, plans, forms, and supporting information have been provided.

Applications that are incomplete may receive a Notice of Incomplete (NOI) identifying issues that must be corrected before formal review can begin.

Applications submitted complete the first time move through review significantly faster than applications requiring multiple revisions or NOI cycles. To reduce wait times and number of NOIs, check out our checklists.

Common application issues during pre-screen review:

  1. Missing or incomplete contractor information
  2. Owner information not matching current land title records
  3. PDFs submitted with restrictions, layering, or markup limitations
  4. Site plans lacking setbacks, dimensions, grades, or building locations
  5. Missing square footage calculations or incomplete floor plans
  6. Incomplete mechanical ventilation or HVAC forms
  7. Missing sub-trade permit information
  8. Structural documentation lacking professional engineer authentication
  9. Missing accessory dwelling unit declarations where applicable
  10. Incomplete energy compliance or 9.36 documentation
  11. Missing supporting documents identified on the checklist

These issues are among the primary causes of permit review delays and repeated NOI cycles.
