Planning Pre-Application Meeting

Contact County Planners to discuss development permits, subdivision, and redesignation.

A pre-application meeting gives applicants the opportunity to discuss their development, business, subdivision, or redesignation proposal with County staff before submitting a formal application. This helps identify potential issues early and ensures a smoother review process.


When You Need a Pre-Application Meeting

You should request a Pre-Application Meeting if your project:

  • Involves a development permit, subdivision, or redesignation proposal.
  • Requires input from multiple County departments.
  • Would benefit from formal feedback before submission.

If your inquiry is simple and can be addressed over the phone or by email, Planning staff will contact you for a brief discussion at no charge.

Note: We cannot accommodate speculative meetings that cover multiple sites or proposals.


Meeting Details

  • Fee: $250.00
  • Duration: 1 hour
  • Discount: Attend a pre-application meeting and receive up to $500.00 off your planning application fee (for the same proposal).
  • Average timeline: Approximately 3 weeks from request to meeting.

How to Book a Pre-Application Meeting

  1. Prepare your Pre-Application Meeting Package:
    • A cover letter outlining your proposal and project goals.
    • One (1) concept plan for discussion.
    • Location and context map for all parcels involved.
    • Figures, maps, or supporting documents related to your concept.
    • Meeting agenda with discussion topics and key questions.
  2. Submit your package
    Email the complete package to development@rockyview.ca.
    Staff will confirm receipt, request any missing information, and arrange payment and scheduling.

What to Expect

During the one-hour meeting, County staff will:

  • Review your submitted concept and identify how it aligns with County policies and the Land Use Bylaw.
  • Provide feedback and outline potential issues or additional technical requirements.
  • Answer questions related to your proposal.
  • Identify next steps for a formal application.

After the meeting, you’ll receive:

  • A meeting memo summarizing key feedback and recommendations.
  • A checklist of items to consider before submitting your formal application.

We recommend taking your own notes during the discussion.
