The next project milestone is the completion of the Infrastructure Report and the presentation of the TRC Recommendations Report to Council by Q3 of 2026. A project update will be provided once the meeting to Council is scheduled.

Project Overview

Rocky View County and Langdon Waterworks are undertaking a technical review of water and wastewater infrastructure focused on the land surrounding the Hamlet of Langdon. This project is about planning ahead, ensuring that reliable, cost-effective services can continue to be provided as the County grows. Landowners and residents within the Study Area are encouraged to learn more and share their feedback.

About the project

The land surrounding the Hamlet of Langdon is home to farms, acreages, and a growing community. Serving that community with safe, reliable water and wastewater services is the responsibility of Langdon Waterworks, the franchise utility provider for the Langdon area. As the County grows, Langdon Waterworks needs to understand whether existing infrastructure can keep up and what upgrades may be needed.

Rocky View County and Langdon Waterworks have established a Technical Review Committee to lead this work. The Committee includes representatives from Langdon Waterworks, Rocky View County, Ducks Unlimited, the Western Irrigation District, and Langdon residents-at-large. Together, they are preparing an Infrastructure Report that maps out the current state of water, wastewater, and stormwater servicing and transportation infrastructure and identifies what would be needed to support growth in the Study Area.

The Study Area covers 81 quarter sections of land surrounding the Hamlet of Langdon. Rocky View County is committed to keeping landowners and residents informed and involved as this work moves forward.

What this project is and is not

This project is:This project is not:
  • A technical assessment of water and wastewater infrastructure
  • A proactive step to plan for reliable servicing as the County grows
  • An opportunity for landowners to provide input and ask questions
  • An expansion of the Langdon Area Structure Plan
  • A land use strategy or development plan for the Study Area
  • Approving any specific development
  • A change to land use designations

Background

The Langdon plan area is positioned along Centre Street and extends approximately one mile east and west from Centre Street, encompassing approximately 15 quarter sections for a total of 947 hectares (2,340 acres). Langdon offers a variety of amenities and services for its nearly 5,000 residents including schools, open space, local shops, businesses, and recreational uses.

The County adopted the first ASP for Langdon in April 1999 to respond to the growth pressures facing the community, which were also subsequently amended in 2009 and 2013. In 2014, the County prepared a new ASP to replace the Langdon ASP to consider boundary expansion and ensure compliance with the Municipal Development Plan (the County Plan). This ASP amendment was approved in 2016 and added approximately 950 acres of land to Langdon and established a future study area for lands that could be considered for future expansion.

On November 28, 2023, Council approved the Terms of Reference for a developer-led and developer-funded Langdon ASP amendment to include an additional four quarter sections into the hamlet boundary. Currently, this project is ongoing but is separate from the scope of this Langdon Servicing – Technical Review Committee project.
