A revised Terms of Reference for the Langdon ASP amendment was presented to Council at the Regular Council Meeting on February 4, 2025, with an updated timeline for the project. Council approved this Terms of Reference. The video for the meeting can be located here.
On February 11, 2025 an Open House was held at the Track Golf Course in Langdon to share the results of the consultants reports and share the proposed land use concept. This includes the three (3) quarter sections in the northwest, adjacent to Vale View Road for residential, recreational and local commercial uses, and the quarter section on Centre Street for commercial and light industrial uses.

Seventy-five (75) people signed in for the Open House. Twenty attendees completed comment sheets. It is anticipated that more comments will be submitted either through the dedicated email address (langdonasp2024@gmail.com) or directly to the County.
Several themes emerged from the comments:
- Secure future water source. Many people were concerned that Langdon Water Works could not provide sufficient water and that the aquifer could not accommodate more development.
- Need for recreational facilities such as an ice/hockey rink and/or a swimming pool.
- Loss of agricultural land and food production. It was noted that good agricultural land was being used for development. Potentially commercial greenhouses might supplement food security.
- Desire to maintain the small town, historic, agricultural theme for development and architectural controls.
- Desire for more services, including a post office.
- Concern for the transportation network and the need to twin Glenmore Trail and improve highway accesses.
- Improve pathways, sidewalks and bikelanes, particularly to connect neighbourhoods to the high school and to increase pedestrian safety on Centre Street.
Next Steps
The Developer’s consultants have completed several background studies (such as engineering concepts, biophysical assessments and fiscal impact assessments) significant hurdles to toe proposed inclusion of the four quarter sections in the Hamlet boundary. The County is currently reviewing all of the background reports.
The next step in the process is to analyse the data and comments from the community and follow up with an online survey to ensure that the community voice was heard and to start to investigate ways to address these concerns.

Background
The Langdon plan area is positioned along Centre Street and extends approximately one mile east and west from Centre Street, encompassing approximately 15 quarter sections for a total of 947 hectares (2,340 acres). Langdon offers a variety of amenities and services for its nearly 5,000 residents including schools, open space, local shops, businesses, and recreational uses.
The County adopted the first ASP for Langdon in April 1999 to respond to the growth pressures facing the community. The ASP was amended in 2003 and again in 2005. In 2014, the County began a project to prepare a new ASP to replace the existing Langdon ASP to consider boundary expansion and ensure compliance with the Municipal Development Plan (the County Plan). That ASP was approved in 2016 and added approximately 950 acres of land to Langdon and established a future study area for lands that could be considered for future expansion.
On November 28, 2023, Council approved the Terms of Reference for a developer-led and developer-funded Langdon ASP amendment to include an additional four quarter sections into the hamlet boundary, which will provide for a range of housing, employment, and amenity options.

The Langdon Area Structure Plan Expansion will align with other statutory plans, policies, and studies that have been adopted since the original Area Structure Plan was completed in 1999.
