On June 3, 2025 Council approved an amendment to the terms of reference. The amendment centered around including two additional landowners within the OMNI ASP boundary to the scope of the project. Although the project now includes Genesis Land Development Corporation, Calgary Gateway Developments, and Zahmol Properties Ltd. the project will continue to be wholly funded by the developers.


Background

The OMNI Area Structure Plan (ASP) was approved in 2017. The ASP is located adjacent to the City of Calgary’s northeast boundary along 84 Street, bounded by Country Hills Boulevard (SH 564) and McKnight Boulevard (TWP RD 250). The plan area extends over eight quarter sections with a total land area of 518 hectares (1,280 acres) and was first envisioned as a commercial / industry highway business centre.

In accordance with the Municipal Government Board Order MGB 068/18, a special study area overlay was created and assigned to all lands that lie outside of the initial Phase 1 of the project. An amendment to the Area Structure Plan is required to remove the special study area overlay.

On October 18, 2023, Genesis Land Development Corp., a landowner of approximately 425 acres of land presented to the Public Presentation Committee their new vision to develop a master plan community. The objective of the ASP review is to facilitate the removal of the special study overlay and alter the intended land use strategy for those lands.


Project Timeline

In accordance with the Terms of Reference, the project will run over four phases as follows:
