Council Decisions: November 1, 2022

Here is a summary of the decisions of Rocky View County Council at the November 1, 2022 Special Council Meeting. This is a general overview of decisions only. Planning and Development

  • Division 2 – File: PL2021015, Bylaw C-8315-2022 – Direct Control Bylaw C-6688-2008, Amendment Item: To amend Bylaw C-6688-2008 (DC-129) within the Harmony Conceptual Scheme to facilitate the addition of show homes as a use exempt from requiring a development permit, subject to meeting all other regulations of the Direct Control Bylaw; the removal of residential building projections within the Village Core 1 (VC-1) development cell; the relaxations to minimum lot frontage width, side yard setbacks, garage to overall building face ratio, and maximum lot coverage within the Village Residential 2 (VR-2) development cell; and revisions to Schedule ‘A’ of the Bylaw to amend development cell areas and numbering. Considered under the County Plan and the Harmony Conceptual Scheme. Approved as amended.
  • Division 7 – File: PL20220124, Bylaw C-8327-2022 / PL20220125, Bylaw C-8328-2022 (03215001/04/05): Redesignation and Site Specific Amendment to the Land Use Bylaw for the Bridges of Langdon Phase 3: To redesignate ± 4.96 hectares (± 12.26 acres) of the subject land from Agricultural, General District (A-GEN) to Residential, Mid-Density Urban District (R-MID) to facilitate the creation of 73 residential lots in Phase 3. To amend the Land Use Bylaw to include a clause in the Residential, Mid-Density Urban District (R-MID) that residential lots within the Bridges of Langdon community shall have reduced minimum side yard setback of 1.50 metres on both sides. Considered under the County Plan, Langdon Area Structure Plan, Bridges of Langdon Conceptual Scheme, and the Land Use Bylaw. Approved.
  • Council then approved a Motion Arising directing Administration to review the policy on deferred service agreements and the ability for the County to require service connections to adjacent and municipal utilities and to return to Council within eight months.
  • Division 1 – File: PL20220047 (04710003), Bylaw C-8302-2022: Redesignation Item: To redesignate a portion of the subject lands from Agricultural, General District (A-GEN) to Residential, Rural District (R-RUR) to facilitate future subdivision of a ± 3.42 hectare (± 8.45 acre) parcel with ± 58.09 hectare (± 143.54 acre) remainder. Considered under the Rocky View County/City of Calgary Intermunicipal Development Plan, County Plan, Central Springbank Area Structure Plan, and the Land Use Bylaw. Approved as amended.
